Safety and Environmental Management
Manage and coordinate the preparation and implementation of the health and safety requirements for inclusion in the tender
Good understanding of construction regulations (appointments, agreements, etc.)
Fair knowledge of the EMPR, EIA, and other statutory permits
Understanding of basic permits and notification requirements before starting works
Monitor subcontractor safety and environmental performance and report non-compliance
Safety procedures and inspection to be carried out
Compile method statement, safe working procedure, and risk assessment
Ensure and attend daily "toolbox talk" and INVOCOM
Motivate employees to think and act safely and refrain from any unsafe practices
Prepare the construction management organogram and obtain a commitment from the appropriate staff as required
Quality Management
Good understanding of the QMS, QCP/ITP
Liaising with Eskom clerk of works and Eskom quality checks for self-build projects
Ensuring that all quality control documentation is signed off by relevant parties (client/subcontractor)
Complying with contract specifications and ensuring that the correct quality requirement is met as per the client's specifications and notes
Compiling a detailed NCR
Record keeping, daily diaries, and weekly report
Knowledge and understanding of ISO-9001:2008 system
Ensuring all documents are kept updated and archived
Factory assessment and procurement planning
Checks that the foreman and subcontractors have the correct drawings and are interpreting them correctly
Material testing and lab work procedures (destructive/non-destructive, cubes, density test, CBR, plate load testing, etc.)
Compiling lessons learned, flash reports, and milestone achievements
Production and Cost Management ( not a requirement as most if not all to be handled by PM)
Management of pre-construction activities i.e., site establishments, batch plant, and laydown areas
Managing interface between different subcontractors
Ability to program the works, monitor and improve the program in the work area
Understand basics of construction: correctly interpret all drawings (concrete, structural steel, reinforcement, electrical, earthworks, services, and finishes)
Plan and manage the laydown area. (receiving goods, monitoring, and tracking assets)
Prepare and approve the procurement program for subcontractors and suppliers
Perform inspections with RE (clients' representative)Manage, coordinate and finalize negotiations on contractual commitments with subcontractors
HR/IR Management
Understand the basic disciplinary procedure, hours of work, payment procedure, and overtime
Ensuring/organizing training for the team
Community engagement and EOI process
Compliant with company procedure, code of conduct
Digital tools
Implementation of digital tools
Maintenance of online DMS system
Beginner SAP user
Production and Cost Management
Ordering and following up on material and equipment (procurement plan)
Checking that the site has all the correct and necessary material to achieve the weekly target
Writing material requisition in advance
Checking and verifying that the materials delivered are of the correct price and quantity
Administration (logical filling system, record daily site diary, site instruction, and delivery notes)
Making use of MS projects (2007)
Project commissioning and final handover
Ensuring that the site has the correct tools and equipment to do the work
Operational skills: proactive in alerting supervisor on problems/delays, penalties, milestones & deliverables
Manage time effectively and improve productivity
Create MS Excel spreadsheet for planning, tracking, and reporting
Continuously monitor the construction progress
Manage the preparation of monthly progress claims for payment
Manage, co-ordinate and expedite the preparation and agreement of the final accounts with the cost consultants and all subcontractors
Communication Flow/Management
Establish and co-ordinate the formal and informal communication structure and procedures for the construction process
Communicates effectively with subcontractor, supply, client, and company support staff
Regularly conduct and record the necessary construction management meetings including subcontractors, suppliers, program, progress, and cost meetings
Face-to-face interaction, negotiation, and team player
Contracts Management
Knowledge and understanding of construction contracts
Administration of the contract (FEDIC & GCC)
Understanding of the timelines (notification, response, etc.)
Delays notification, VO, and site instruction
Application of sanction and stop work policy
Processing and verification of payment certificate/milestone certificate
Preparing contractual letters and supporting documents
Evaluation and appointment of subcontractors
Identifying risks and opportunities
Early warnings and record keeping
Co-ordinate, monitor, and manage the rectification of defects during the defectsliability period
Prepare and present contract closeout reports
