Position Summary:
We seek a construction professional with experience managing projects exceeding $20M, ideally in multifamily construction. The Project Manager will serve as the primary on-site representative responsible for the projects administrative aspects and acting as the main point of contact for clients. Additionally, the Project Manager will provide leadership to the project team.
Primary Job Responsibilities:
Assist the Estimating team during the Preconstruction phase.
Review project plans, requirements, and specifications.
Contribute to the development of a project-specific logistics and safety plan.
Create detailed scopes of work to meet Fortune-Johnson and project requirements.
Select and procure subcontractors promptly.
Ensure timely delivery of materials and equipment to the job site.
Monitor project status regarding schedule, cost, quality, and procedures.
Manage project budgets.
Analyze and forecast monthly cost updates.
Oversee the pay request and billing process.
Manage RFIs, submittals, change orders, and all project document flow.
Collaborate with the Project Superintendent to ensure project success.
Ensure work progresses according to schedule.
Desired Skills and Experience:
5-10 years of experience in construction (preferably in wood-frame multifamily projects exceeding $20M).
Experience requirements may vary based on project size, scope, and complexity.
Strong leadership skills with the ability to face challenges, solve problems, and motivate others.
Excellent organizational skills.
Ability to supervise, mentor, and develop direct reports.
Excellent verbal and written communication skills.
Proficiency in using personal computers and company communication tools, including email, internet, Microsoft products (Word, Excel, Office), and Procore project management software.
Ability to build and maintain positive relationships with owners, architects, engineers, and subcontractors.
Strong team player.
Ability to maintain focus in a fast-paced environment.
Effective organization, planning, and management of multiple activities to achieve desired results.
